To make your RICS Home Survey Level 2 even easier, it uses a colour coded system to help you understand any defects found and how serious they are.

Condition Rating 1

Here, no repairs to the property are needed.

Condition Rating 2

There may be defects that need repairing or things that need replacing, but these aren’t considered serious or urgent.

Condition Rating 3

Here there are defects which are serious and/or need to be repaired, replaced or investigated urgently.

Once you’ve received your report, your property surveyor will go through every single element of the findings with you.

If there are parts of your property that receive a condition rating of 2 or 3, they’ll advise you on the steps you need to take, allowing you to make fully informed decisions about your future purchase.

How long will the surveyor be at my property?

Your property surveyor will usually be in the property for anywhere between 60-90 minutes depending on the size of your property.

Do you have criteria for a RICS Home Survey Level 2 Report?

Typically, we work with properties that are post 1850, traditional constructions and in reasonable condition.

If I’m getting a mortgage valuation, do I need a survey?

Absolutely. A valuation is different to a survey and won’t inspect the property in nearly as much detail.

When will I get my report back?

You’ll usually receive your report within 3-4 working days.
